En pleine croissance, elles ont d\u00e9j\u00e0 construit plus de 300\u00a0nouveaux logements coop\u00e9ratifs. Elles ont \u00e9t\u00e9 pr\u00e9sent\u00e9es dans un webinaire national intitul\u00e9 \u00ab\u00a0They\u2019re multiplying! Co-op housing growth across Canada\u00a0\u00bb. Les membres peuvent <a href=\"https:\/\/chfcanada.coop\/resources\/growth-development\/\">acc\u00e9der \u00e0 l\u2019enregistrement ici<\/a>.<\/p>\n<p>Que pouvons-nous apprendre de ces coop\u00e9ratives pour construire plus de logements dans le cadre de la n\u00f4tre?<\/p>\n<p>\u00ab\u00a0Il n\u2019y a pas de solution unique pour parvenir \u00e0 b\u00e2tir de nouvelles coop\u00e9ratives d\u2019habitation\u00a0\u00bb, souligne Jessica\u00a0Bundy, coordonnatrice du d\u00e9veloppement des coop\u00e9ratives d\u2019habitation \u00e0 la FHCC.<\/p>\n<p>\u00ab\u00a0Les coop\u00e9ratives que nous avons examin\u00e9es dans le cadre du webinaire ont fait appel \u00e0 diff\u00e9rentes possibilit\u00e9s, m\u00e9thodes de financements et proc\u00e9dures. Le d\u00e9nominateur commun est que les membres ont trouv\u00e9 une occasion d\u2019expansion et l\u2019ont saisie.\u00a0\u00bb<\/p>\n<p>Elle \u00e9tablit un lien avec le principe des coop\u00e9ratives de \u00ab\u00a0souci de la collectivit\u00e9\u00a0\u00bb. Entre elles, elles ont trouv\u00e9 des subventions et des pr\u00eats f\u00e9d\u00e9raux, provinciaux et municipaux, des terrains fournis par les municipalit\u00e9s, des pr\u00eats hypoth\u00e9caires de coop\u00e9ratives de cr\u00e9dit et des investissements d\u2019organismes de soutien au logement, de services publics et de promoteurs priv\u00e9s.<\/p>\n<p>Toutes les coop\u00e9ratives, sauf une, ont rassembl\u00e9 des soutiens financiers de sources diverses. Un terrain vacant \u00e9tait-il disponible? Dans quel \u00e9tat se trouvaient les b\u00e2timents existants des coop\u00e9ratives, et quelles ressources seraient n\u00e9cessaires pour les maintenir en bon \u00e9tat? Les dirigeants des coop\u00e9ratives avaient-ils l\u2019\u00e9nergie, l\u2019enthousiasme et l\u2019engagement n\u00e9cessaires pour entreprendre un nouveau projet de construction? Les membres de la coop\u00e9rative soutenaient-ils la poursuite des occasions d\u2019expansion? Y avait-il un large consensus sur les mani\u00e8res dont la coop\u00e9rative pourrait b\u00e9n\u00e9ficier d\u2019une nouvelle construction?<\/p>\n<h3>Favorisez les relations locales<\/h3>\n<p>Pour certains, les municipalit\u00e9s \u00e9taient particuli\u00e8rement importantes.<\/p>\n<ul>\n<li>Kingston Co-operative Homes, par exemple, a \u00e9t\u00e9 invit\u00e9e par la Ville de Kingston \u00e0 construire un immeuble de 38\u00a0appartements sur une parcelle de terrain que la Ville avait r\u00e9serv\u00e9e au logement abordable. (La coop\u00e9rative a \u00e9t\u00e9 en mesure d\u2019inclure dans son plan le financement des r\u00e9parations des logements existants.)<\/li>\n<li>La Ville de Whitby a fourni le terrain utilis\u00e9 pour l\u2019agrandissement de la coop\u00e9rative d\u2019habitation Otter Creek de 84\u00a0logements, ce qui a permis d\u2019en ajouter 18\u00a0nouveaux.<\/li>\n<li>\u00c0 Coquitlam, la municipalit\u00e9 s\u2019est associ\u00e9e \u00e0 la Community Land Trust de la Colombie-Britannique et au gouvernement provincial pour r\u00e9am\u00e9nager le site de la coop\u00e9rative Hoy Creek. Ces travaux sont r\u00e9alis\u00e9s dans le cadre de la premi\u00e8re des trois phases de construction propos\u00e9es qui donneront lieu \u00e0 pr\u00e8s de 500\u00a0nouveaux logements.<\/li>\n<\/ul>\n<p>Cela vaut la peine de maintenir de bons liens avec la collectivit\u00e9.<\/p>\n<h3>Parfois, la taille compte!<\/h3>\n<p>La taille peut \u00e9galement \u00eatre importante. \u00c0 Saint John, la fusion en 2015 de neuf petites coop\u00e9ratives en une coop\u00e9rative unifi\u00e9e de Saint John de 252\u00a0logements a permis de trouver un site vacant et de b\u00e2tir 14\u00a0logements coop\u00e9ratifs suppl\u00e9mentaires. Cela n\u2019aurait probablement pas \u00e9t\u00e9 possible pour aucune des neuf coop\u00e9ratives agissant individuellement.<\/p>\n<h3>Envisagez des collaborations<\/h3>\n<p>Il existe d\u2019autres exemples de partenariats innovants. La coop\u00e9rative d\u2019habitation Ashley\u00a0Mar, \u00e0 Vancouver, s\u2019est associ\u00e9e \u00e0 un promoteur priv\u00e9 pour r\u00e9am\u00e9nager son site et ajouter 71\u00a0nouvelles maisons coop\u00e9ratives, en vertu d\u2019un accord selon lequel le promoteur priv\u00e9 construira \u00e9galement des logements du march\u00e9 sur le site.<\/p>\n<p>Otter\u00a0Creek a collabor\u00e9 avec deux groupes de services locaux pour h\u00e9berger des personnes souffrant de troubles du d\u00e9veloppement et de probl\u00e8mes de sant\u00e9 mentale ou de toxicomanie.<\/p>\n<h3>La FHCC peut vous aider<\/h3>\n<p>\u00ab\u00a0Un projet de construction a toujours besoin de soutien professionnel\u00a0\u00bb, d\u00e9clare M<sup>me<\/sup>\u00a0Bundy. Elle souligne le service d\u2019aiguillage de la FHCC, qui peut mettre une coop\u00e9rative de n\u2019importe o\u00f9 au Canada en contact avec un conseiller en d\u00e9veloppement qualifi\u00e9. La FHCC a r\u00e9cemment ajout\u00e9 un r\u00e9pertoire en ligne de ressources de d\u00e9veloppement pour aider les coop\u00e9ratives \u00e0 amorcer leurs projets.<\/p>\n<p>\u00ab\u00a0Nous sommes heureux d\u2019aider les coop\u00e9ratives membres qui souhaitent se d\u00e9velopper.
