Les membres r\u00e9aliseront ainsi d\u2019importantes \u00e9conomies sur les co\u00fbts de chauffage.<\/p>\n<p>En \u00e9troite collaboration avec la coop\u00e9rative, l\u2019\u00e9quipe des Services de planification des actifs et des finances de la FHCC a analys\u00e9 l\u2019avenir financier de la Castlegreen et elle s\u2019est occup\u00e9e des n\u00e9gociations avec la <a href=\"https:\/\/www.cmhc-schl.gc.ca\/fr\/\">SCHL<\/a> et le nouveau pr\u00eateur de la coop\u00e9rative, la <a href=\"https:\/\/www.firstnational.ca\/fr\/accueil\">First National Financial<\/a>.<\/p>\n<h3>Une longue histoire de coop\u00e9ration<\/h3>\n<p>La Castlegreen Co-op est l\u2019une des toutes premi\u00e8res coop\u00e9ratives d\u2019habitation au Canada, constitu\u00e9e en 1974. Elle a \u00e9t\u00e9 construite en deux phases\u00a0: 161 logements en 1976 et 44 autres trois ans plus tard. Tous ont \u00e9t\u00e9 construits dans le cadre du programme f\u00e9d\u00e9ral de l\u2019article\u00a061 avec des pr\u00eats hypoth\u00e9caires de 50\u00a0ans \u00e0 des taux d\u2019int\u00e9r\u00eat fixes \u00e9lev\u00e9s. En juin, la coop\u00e9rative a rembours\u00e9 deux pr\u00eats hypoth\u00e9caires \u00e0 taux d\u2019int\u00e9r\u00eat \u00e9lev\u00e9, l\u2019un \u00e0 8\u00a0% et l\u2019autre \u00e0 11\u00a0%.<\/p>\n\n<p style=\"text-align: center;\"><em>Photos de l&rsquo;ouverture de Castlegreen<\/em><\/p>\n<p>Le grand d\u00e9fi de la coop\u00e9rative a \u00e9t\u00e9 de parvenir \u00e0 un accord avec la Ville de Thunder Bay pour prolonger le bail foncier sur sa propri\u00e9t\u00e9 de 11\u00a0acres. \u00ab\u2009Nous avons emmen\u00e9 la Ville dans un voyage qu\u2019elle n\u2019avait jamais fait auparavant\u2009\u00bb, a d\u00e9clar\u00e9 Stacey Livitski, vice-pr\u00e9sidente de la Castlegreen Co-op.<\/p>\n<figure id=\"attachment_14706\" aria-describedby=\"caption-attachment-14706\" style=\"width: 300px\" class=\"wp-caption alignright\"><a href=\"https:\/\/fhcc.coop\/wp-content\/uploads\/2021\/08\/Castlegreen-8-1.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-14706\" src=\"https:\/\/fhcc.coop\/wp-content\/uploads\/2021\/08\/Castlegreen-8-1-300x225.jpg\" alt=\"\" width=\"300\" height=\"225\" \/><\/a><figcaption id=\"caption-attachment-14706\" class=\"wp-caption-text\">Une vue a\u00e9rienne de Castlegreen Co-op<\/figcaption><\/figure>\n<p>\u00ab\u2009La coop\u00e9rative a commenc\u00e9 \u00e0 s\u2019int\u00e9resser au refinancement lorsque nous avons re\u00e7u une lettre de la SCHL nous indiquant que nos pr\u00eats hypoth\u00e9caires actuels pouvaient \u00eatre rembours\u00e9s par anticipation sans p\u00e9nalit\u00e9\u2009\u00bb, explique la gestionnaire chevronn\u00e9e Sharon Carolan-McKinnon. \u00ab\u2009Lorsque la FHCC a persuad\u00e9 le gouvernement d\u2019accepter de maintenir les subventions jusqu\u2019\u00e0 l\u2019expiration normale de notre accord d\u2019exploitation, le conseil a d\u00e9cid\u00e9 d\u2019examiner la question plus \u00e0 fond.\u2009\u00bb<\/p>\n<p>Avec son \u00e9valuation actualis\u00e9e de l\u2019\u00e9tat du b\u00e2timent en main, la coop\u00e9rative a invit\u00e9 la FHCC \u00e0 pr\u00e9parer un <a href=\"https:\/\/fhcc.coop\/services\/services-de-gestion-des-actifs-et-de-planification-financiere\/\">plan d\u00e9taill\u00e9 de gestion des actifs<\/a> et une proposition de <a href=\"https:\/\/fhcc.coop\/services\/services-de-gestion-des-actifs-et-de-planification-financiere\/paiement-des-travaux\/\">refinancement<\/a>. En novembre 2019, les membres de la coop\u00e9rative ont approuv\u00e9 le plan et accept\u00e9 d\u2019aller de l\u2019avant.<\/p>\n<p>\u00ab\u2009Nos membres pouvaient tr\u00e8s facilement voir que les rev\u00eatements ext\u00e9rieurs des b\u00e2timents avaient besoin d\u2019\u00eatre r\u00e9par\u00e9s\u2009\u00bb, pr\u00e9cise Suzanne Squier, pr\u00e9sidente de la Castlegreen Co-op. \u00ab\u2009Lorsque l\u2019analyse de la FHCC nous a montr\u00e9 que nous avions les moyens de payer le co\u00fbt des r\u00e9parations, nous n\u2019avons eu aucun probl\u00e8me.\u2009\u00bb<\/p>\n<h3>Un pr\u00eat hypoth\u00e9caire ren\u00e9goci\u00e9, gr\u00e2ce \u00e0 un travail d\u2019\u00e9quipe<\/h3>\n<p>La premi\u00e8re \u00e9tape pour la coop\u00e9rative a \u00e9t\u00e9 de demander l\u2019approbation de la Ville de Thunder Bay pour prolonger le bail foncier jusqu\u2019en 2056, afin de tenir compte de la p\u00e9riode de remboursement plus longue du nouveau pr\u00eat hypoth\u00e9caire. En avril 2020, la Ville a donn\u00e9 son accord de principe pour prolonger le bail.<\/p>\n<blockquote><p>Nous sommes tous fiers de donner une vie nouvelle \u00e0 nos b\u00e2timents vieux de 40 ans, tout en veillant \u00e0 ce qu\u2019ils soient en bon \u00e9tat pour les ann\u00e9es \u00e0 venir.<\/p><\/blockquote>\n<p><a href=\"https:\/\/fhcc.coop\/wp-content\/uploads\/2021\/08\/Castlegreen-9.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-14689\" src=\"https:\/\/fhcc.coop\/wp-content\/uploads\/2021\/08\/Castlegreen-9-300x225.jpg\" alt=\"Castlegreen townhouses, with a large tree and a parking lot in the foreground\" width=\"300\" height=\"225\" \/><\/a>Pendant que les n\u00e9gociations sur les baux fonciers se poursuivaient, la FHCC s\u2019est charg\u00e9e des relations avec la SCHL. La FHCC a donc n\u00e9goci\u00e9 avec succ\u00e8s la prolongation de la p\u00e9riode d\u2019admissibilit\u00e9 de la coop\u00e9rative au remboursement anticip\u00e9 du pr\u00eat hypoth\u00e9caire sans p\u00e9nalit\u00e9.<\/p>\n<p>\u00ab\u2009L\u2019une de nos t\u00e2ches les plus importantes \u00e9tait d\u2019aider la SCHL et la First National \u00e0 demeurer confiantes que la coop\u00e9rative serait d\u00e9termin\u00e9e \u00e0 mener le projet \u00e0 terme\u2009\u00bb, explique Dave Howard, gestionnaire de programme, <a href=\"https:\/\/fhcc.coop\/services\/services-de-gestion-des-actifs-et-de-planification-financiere\/\">Services de planification financi\u00e8re<\/a>, \u00e0 la FHCC.<\/p>\n<p>Suzanne Squier accorde le m\u00e9rite aux membres de la Castlegreen Co-op. \u00ab\u2009Ils ont \u00e9t\u00e9 engag\u00e9s et ils nous ont soutenus tout au long du processus, qui a dur\u00e9 longtemps. J\u2019ai h\u00e2te que les travaux d\u2019am\u00e9lioration commencent pour que tout le monde puisse voir ce que nous avons travaill\u00e9 dur pour accomplir.\u2009\u00bb<\/p>\n<p>Avec son nouveau taux d\u2019int\u00e9r\u00eat beaucoup plus bas de 3,33\u00a0%, le versement hypoth\u00e9caire annuel de la Castlegreen Co-op a chut\u00e9 de plus de 72\u2009000\u00a0$. Ces \u00e9conomies permettront \u00e9galement de garder la propri\u00e9t\u00e9 en bon \u00e9tat pour l\u2019avenir.<\/p>\n<p>La coop\u00e9rative a d\u00e9j\u00e0 embauch\u00e9 un gestionnaire de projet et les travaux commenceront cet \u00e9t\u00e9 et cet automne.<\/p>\n<p>Suzanne Squier et Stacey Livitski soulignent toutes les deux la valeur du d\u00e9vouement et de l\u2019engagement de leur gestionnaire, en convenant qu\u2019elle s\u2019est assur\u00e9e que les r\u00e9ponses de la coop\u00e9rative aux nombreuses questions des avocats, du pr\u00eateur, de la SCHL et de la Ville
